Commercial build – Wandsworth
After two failed attempts at achieving planning permission using their own architect, the client contacted Luke with a brief to attain permission to build two flats above and to the rear of the property and to completely refurbish his existing foot care clinic on the ground floor and to enable disabled access.
Luke successfully gained planning permission and we started work right away to remove and replace the existing roof including rebuilding the chimney stack. The roof space was converted into a bedroom for the first floor with a second bedroom at the rear on a split level with an en suite shower room. Flat two was also split into two levels with an en suite. Bi-fold doors were installed which led to a private garden area. The clinic was refurbished with new treatment rooms which were bright and modern. Disabled access was built into the shop entrance and inside and a disabled WC was installed. Finally, we fitted a stunning frameless shop front plus new shop signage.
This was a significant and complex project which meant it required a vast amount of organisation and day to day management. The property was next to a busy pedestrian pavement which meant that access and parking for the site was a particular challenge and we had to plan carefully our deliveries and daily logistics to and from the site. We needed to keep within the existing character of the building as tight guidelines were set by the local planning department. All works had to conform to strict sound, fire and insulation standards along with a vast amount of work to alter the services including electrics and plumbing.
The project took 7 months to complete. The client was able to quickly move straight back into his clinic with minimal disruption and had also successfully rented both flats within a few days.
